If, for some reason, you are unhappy with our management services and decide to terminate our relationship within the first 90 days of signing the management agreement, we will refund the management fee for that period!
We always have fair management fees to benefit our clients. If you find a lower management fee and provide us with the necessary proof, we will match the competitor’s fee!
Our processes and workflows are built to ensure effective communication between the team members and our clients. If you email or call us and leave a message, we promise to return to you in a maximum of 24 business hours, but usually much faster! If we don’t come back to you in this time, we are ready to refund that month’s management fee!
When important matters related to managing your property arise, you will hear from our team. In addition, you have free 24/7 access to all paperwork related to the management of your property through your Online Owner Portal! You can review and download all your statements, agreements, contracts, bills, and many more at your discretion.
When we market your property, we only have one opportunity to make that crucial first impression with potential tenants, and for that reason, we only use professional photographs, and for all our vacant properties also a detailed video!
If we are unable to get a signed lease on a vacant home in 30 days or less we will give you two months of management free!
Other than any initial cleaning and carpet cleaning that may be needed, you will never need to pay for cleaning or carpet cleaning again!
For maintenance and repairs we only use vendors that are insured with liability and workers compensation insurance and are trained specifically on maintaining tenant-occupied rental properties. Our vendor agreement contains strict rules about the work quality and compliance with all housing rules and regulations, and the timeframe in which it has to be performed, and holds vendors financially responsible if the work does not meet our standards.
On all new leases, Smart Shield Property Management guarantees that a 2-month security deposit, which we use in case there are damages above normal wear and tear resulting from the approved animal(s). You can therefore rest reassured that even if your tenant owns a pet that damages the property, you will not lose any money with repairs!
If a tenant we place is in default of the lease during the first 9 months and leaves without paying the appropriate break lease fees and rent, we will find you a new tenant for free!
Our leases have a default rent increase every year. We run a market analysis to make sure that the rent increase is in line with the market developments, so that we can have the tenant renew with us. Historically, rents on the local market have increased with 2-5% per year. Even so, over 90% of our tenants renew with us!
We make sure that your property is properly protected against damage:
- We conduct Annual Property Assessments and Move-in and Move-out Inspections.
- Our custom leases provide extra protection through addendums that address repairs, drug-free housing, HOA costs, and others.
- We maintain an asset protection plan for your property to provide coverage in case of accidental catastrophic damage by the tenant up to $100,000. Compared to the traditional renter’s insurance, the plan has a much wider coverage for property damage and is a better solution of property owners.
We upgrade your property to a keyless smart lock at no cost for you. This is an important technological tool that allows us to fill your property fast because tenants love it! This technology also gives us the option to add a smart home thermostat and many other smart tools.
We simply do not want to rent your home to tenants who we wouldn’t put into our own homes!
Our detailed screening process identifies the best tenants for your property. We take this process very seriously and, as a result, we decline three to four applicants for every one who is approved!
